Upon the ownership of the note, you could offer DIL with no deficiency to the borrower to leave.

Not an impossible task, but it winds up being ALOT of work for a home that is still likely to have a number of deficiencies compared to a newly built, energy efficient home.Now the question I've had a lot of people ask me is: I just bought a concrete block home.

The last thing you want to do is have a rental go bad and then lose your primary residence due to a deficiency judgment because of a bad rental property.

You need to iron your deficiencies to manage a great deal.

I like how the City puts everything permit related on a portal for all related parties and contractors to see -- so there is no "he said, she said" down the road, and you can see where they've approved an inspection, or made comments needed to correct a deficiency.  

On commercial non owner occ loans the lender does not have to take the Dil and can foreclose and get a deficiency judgement against the borrower. 

Points will be deducted for deficiencies and remove subjectivity in the inspection process.

on a 100 year old house that rents for $1000 a month that's about to need a new everything - that is spectacularly deficient.
