When you say multi family properties do you mean 2-4 units or larger apt complexes? 

I realizing the duplex conversion strategy is more complex I probably wouldn't try it on my first property, just want to get a sense of what's possible in the Chattanooga market :) Thanks!

I did have experience operating LTR's to bring to the table, but even if you don't, it's not that much more complex.

A renter for a stand alone rowhome is usually a different profile from a large apartment complex renter in my experience.
