So as a NON CA world traveler, that was the "feel" of southern CA; tons of amazing potential and weather, views etc but with 3rd world problems that seem to be accepted and ignored by all.

If the seller provided dishonest financials or tenant histories, that’s something to investigate further, as it could support a claim for misrepresentation.

You haven't seen anything unethical or dishonest with them.

There are plenty of firms which were never dishonestly managed, no need to only look at rosy projections, which may not be backed up in long run and not at management past. 

At least the dishonest ones.

@Andrew Caton if money isn't an issue you should have no problem getting approved by a bank, it would probably be harder to get two unrelated people approved for a single loan than it would for you to get approved on your own. 

other than freezing redemption's what specifically do you believe they have done that is illegal or dishonest or their collateral that you invested in is in serious jeopardy.

It’s like saying all used car salesmen are bad or dishonest.

It’s astonishing to me that some gurus still promote dishonest practices in wholesaling.Don’t rush to blame wholesalers, though.
