I want to give them a benefit of doubt, but I wonder how often you had a list of 10000 prospects, a power dialer to call 2000 numbers a day and speak with those you were connected to (approximately 200 prospects per day_, and still got only 3 unmotivated seller leads in 5 business days?

The only downside of using a commercial line to try and match the AIO loan is that I have to manually move money into my line of credit(LOC) and sometimes ACH payments take 2-3 business days unless I wire it in and even that might be the very next day.I basically pay down my line with everything beyond my min reserves + savings.The advantage of the AIO is it automatically sweeps over your balance in your checking account (provided with the AIO loan) and pays down your loan with any idle cash each night at 12AM and calculates daily interest based on that reconciled balance.

.- If rent and other charges are not paid in full by midnight on the 10th, I start the eviction process on the 11th (or the first business day after the 10th).- Eviction process does not stop until everything is paid in full.Even if a tenant calls and tells me they will be paying rent in full on the 11th, I'm still following my process with late fees and the eviction process.
