It's a house sectioned into 3 apartments each a 3-bed 3-bath.

I have had 8 at my 3 bed/ 2 bath houses, largely because of the bathrooms. 

Beds/Baths: 3.48 beds / 2.28 bathsAvg.

I am leaning toward removal because the floor is run down, the risk of increased pests or feral cats, and there is already a storage closet off the patio.

The new owners will have need to start the process of becoming administrators as fast as possible.There are requirements set forth by the state dictated by the amount of beds, 6 beds and under is fairly simple and straightforward.

I figured if I get a decent deal on a turnkey property that has at least 3 bed 2 bath I can prob rent for 2k a month give or take depending on the amenities and make decent cash flow. anyone else have any experience with renting single family rentals in this area?

The rent is high for just a 2 bed though, I don't think you will get 1300 for that.
