In any disputed court action where the court resolves the dispute and determines the prevailing party, the court shall also award to the prevailing party its reasonable attorneys’ fees and costs and the non-prevailing party shall be liable to the prevailing party for payment of any court awarded attorneys’ fees and costs.

Even the best property management companies (PMC) struggle with:- Finding reliable handyman and contractors (ServiceTechs)- Same with affordable ones- Tracking preventive maintenance- Tracking previous work for potential reoccurrence warranty coverage- Understanding tenant reported problems, so the correct ServiceTech can be dispatched- Determining if tenant is at fault for an issue & should be charged - and will proof stand up in court?

That 2nd requirement is  what makes it close to basically impossible with a W2 job.

That is to basically keep you honest, so they judge can tell you tried.

Even if they did have daily data we could get in front of them by using the court dockets to see everything before it gets to the recorders  site.

Any Judge you tell that in court, will NOT be sympathetic to you, if you have not informed the tenant of these violations.

For example, in Kansas they have the 14/30 (basically you will rectify the situation in 14 days and if not you have 30 days to depart i.e. before you can file eviction).
