If you’re open to exploring nearby markets, like northwest Georgia or north-central Alabama, you may have an easier time finding properties within your buy box.

I have many clients buying the older homes in North Phoenix near the north 101 as they are 20-30 years old, in need of updates, but also are poised for the long term growth from TSMC and other business/economic activity in the area. 

Pilsen is filling in and replacing buildings north of cermak.  

@Gil CanfuWith a $300k price range, you're definitely in a good position to find some solid investment opportunities in the North Texas market.

The properties are in the north.

My wife and I use to live in central GA and in North Carolina but moved out to Arizona a couple years ago.

If your property is north of the 60, be sure to use comps north of the 60, and don't go too far west, either.
