You have to buy more with your 1031 than your portion is worth.

The substantial cash need for large down payment or all cash that most others don't have .

Get the right team and you will only have to worry about paying bills and collecting cash flow.   

I assume you would have to pay cash, because you have to spend all cash received to avoid taxes.
