The lady's son who is also on the lease would like to stay in the apartment but add his girlfriend to the lease because she is on probation and needs to be on it to live there.  

Rent prices are still holding up pretty well (above 1%) but no one is buying, and i agree, i think it is 2-5 years out until things heat up again (based on multiple discussions with many locals in oil- but still a wild guess).

Let's go wild and consider that $10k month.That's all that you need to focus on.

Its been a wild ride.

She owns a couple rentals in "less than desirable" areas of town, meanwhile living in a mansion in a nice suburb.I know this lady is up to no good.  

Buffalo, NY doesn't have a ton of wild pricing variations so I just threw in the 100K number as an example for our C-area .

The hotel across the street had quoted a nightly price of $119.00 The next morning we were charged $189.00 The same lady that worked the ticket counter at the airport, also checked us out of the hotel the next morning.

I have met with the city planner for the town of Clarkdale, and she is wildly excited about the idea.
