Business sell a product.The IRS has a hard time (never succeeding as I understand) challenging your investment intent when you clearly documented this at inception (date it and get it notarized).

All our documents were prepared, signed  & notarized by the borrower, prior to closing.  

When I was a loan officer we could accept signatures of people outside the country (Canada for instance) simply by having the borrower notarize locally and Fed Ex the document to us.

Why or why not? Are

He basically want us to hand him a cashiers check with one hand and he will in turn at the same time give us a notarized deed.

The problem is:Getting the closing docs notarized and back to my attorney.

It's out of my league.I was getting some stuff notarized yesterday, and while chatting with the notary he told me that his mom is selling the industrial park his dad built.

Have everybody sign it, notarize it and keep a copy.
