If you're looking at putting together a deal that's smaller in scale, a syndication is probably not the right vehicle.

Thanks everyone,I have it rented now, it only took about 2.5 weeks after it was finally listed on Zillow/ Trulia/ Hotpads.All those are owned by Zillow, and it took them a week to finally get back to me and turn my listing back on.I tried Realtor.com as well but only ever got a few leads from it.I think CL brings in too many tire kickers who waste my time or never show up to the showing, that's my experience in the past.However this time I had the same issue with Zillow, I think it was my wording in my email responses.I will be at the house Thursday 6-6:30, please confirm you will be able to make itI had a lot of confirmations that never showed, I guess I made it seem like I was going to be there anyway.After a week or so of that I changed to responding with a phone number and a couple of days that were available, asking them to call and set up a time.

Drive around neighborhoods looking for tired homes and then look up the owner (county websites usually have this info) to see if s/he is a landlord.  

I got tired of doing and paying for EVERYTHING. 

Keep in mind the top agents that get the deals have their buyers list just like the wholesalers have their buyers list.. these buyers are fully vetted and the agents know they can perform.One issue many agents have and when I had my brokerages I had to caution my agents.. is you have a ton of tire kickers who are all Hat and no cattle.. so you have to break through that by proving you can do business. 

My agent was cool and he was getting tired of her crap also .  

This is a great late market strategy for dealing with tired, old landlords. 

I have tried every marketing advertising out there & nothing has worked out for me, im tired of saying nothing is working for me and no matter how good my Ads are or how many times i change it up i can not generate any leads any new people, nothing is working.

If you're not opposed to living the apartment lifestyle since you're still young enough to tolerate it :), you might look at a 203k loan to rehab a tired 4 plex wherever you decide to live.

Another example might be the million dollar vehicles people are driving.
