I own a SFH in Los Angeles and am thinking of making some upgrades-1) opening up a retaining wall that leads into the backyard and install a sliding glass door2) adding a 10x12 wood floating deckMy questions are:1) How would I calculate the increase in value for these upgrades?

It is an owner occupied property(me, I am house hacking)  The kitchen is very dated so I will be doing some upgrades.

@Raymond Morris what are the projected rents per unit and what’s your estimated total costs after repairs/upgrades?

I will do the amp test when we start drawing closer to anything like our full power amount, and if we don't have enough, we'll upgrade to 200 amp service.

I just purchased 2 investment property, one for 65K with tenant paying 1275 mthly, another (vacant)for 42K needs minor rehab work and should rent out for abt 1000 -1300 a mth depending on the upgrade.

Depending on the quality of the property, location, and tenant history I would consider upgrading to ceramic tile.

Building ordnance or law coverage is for when a loss occurs and current codes require upgrades to be done.

The main highway through town also just got upgraded to I-14 awhile back.
