You are living in a fantasy land if you think tech could go away or be reduced/ diminished and everything is just hunky-dory. 

That's quite a large decrease especially considering that $1 in 1982 would have the purchasing power of about $3 in today's market.One explanation could be that Interest rates were artificially low for a long time (until recently) which may have diminished the need for seller financing. 

Pay off the loan = 5% return year one, diminishing each year. 

At some point you have to know when you've hit the point of diminishing returns with reading and transition to doing more than reading.

The vast majority of my flips are acquired as REO properties and they are devivered through my direct relationships with asset managers and top REO brokers.I agree that making a ton of offers can diminish your credability which is one of many reasons I don't play that way.

The city also couldn't keep pace with mass retirements so with diminished numbers and morale crime has steadily risen.

West Mobile, Saraland, and Midtown are starting to boom, however, pick the wrong street and the returns are extremely diminished. 

If not, the overall value is greatly diminished.  

I do think their is a point of diminishing returns with almost all activities and investments.
