Older buildings with older systems: plumbing, electric, HVAC, roof, tend to have more maintenance costs than newer properties.  

It's a wish rather than an informed goal.I find it better to focus on systems/actions (analyze X properties, offer on Y, close on Z).

The entire system is designed to just be this 1 thing, color int he lines, don't venture out, just follow these steps.

We also have the condo association fill out a condo questionnaire that checks for owner versus non owner occupancy percentage, units in forbearance, short sales etc.

Now is the time to review your systems!

The best part is they are buying these homes with a little as 5% down, they are being taught how to self manage,  and are given the systems to be on auto pilot with out having to hire PM.  

I would think carefully about selling versus doing a cash out refinance.

I have a call this week to explore this option for hosts and see how PMSs can make this transition easier.I am in the process of creating a direct booking site and wanted to make sure I was using the best PMS system for me.
