I am sure that adverse possession laws vary from state to state but in my state it requires, open, notorious, hostile possession under color of title for 10 years.

@David Cook I have seen the 1000 dollar paint jobs in the south... they paint the windows shut no prep work and get paint everywhere :) we pay for new construction 2.65 a foot and that includes paint. so 1k sq ft hjouse is 2650... and so. on. but its 3 colors prep and woodwork.There is no question in the high rental areas like were you live you can get stuff done way cheaper than in many other parts of the country.

I own multiple multi family properties and get a couple a week and don't care what color they are, they're all a waste of time as I never look at unsolicited inquiries .

For one of our rentals we painted the paneling light color and did nice white trim, looks good but we weren't selling.

Also even if they have extra sheets laying around and you need to replace damage the color will not match perfectly.

Why not just take the concrete foundation and have a company come in and color and lay a clear coat of some kind over it?

all good advice. really good. one "issue" i have is that i buy houses off MLS, so i dont get the deals that most of you get. yes, i still make money, but would be very little since remodeling costs are high. and mind you... i just do the basics (cabinets, counter top, paint, floor, interior doors). but yes, the only way wifey will let me go on is if i outsource the stuff that takes long to someone else.the hardest part of this business is finding someone that is reasonable and wants to work.rob, i might ask you for this guy's name when i get the next one. and i just use one color, so he will love me. :)

I use both and don't really care where I buy it from as long as they have the color and style that I like.
