Can someone provide some insight on how you structure your commercials loans?

We currently have 3 unique structures and are building more on our 11 acres of land.

It seems like a technician structural different not an inherent one, unless I'm missing something? 

Tom Wheelwright has some good books on this and how to structure it for liability protection and tax purposes.

Selling to him sub to allows the seller to get out of a property sooner rather than later (if that’s what’s desired) and have the loan paid off when the buyer has his liquidity event. doing any CREATIVE  real estate deal SUCCESSFULLY requires the knowledge, experience and capital to be able to set up the transaction properly, with safeguards in place, and structure the transaction so both parties have positive reinforcement to “make it work”.

If you need quick and flexible financing, private lending might be the way to go, while traditional banks are better for more structured loans.

The land has two structures on it I would like to use as rentals, a small 400 square foot pole barn that I would like to turn into a studio loft apartment and an 800 square foot cabin that some needs work before being able to rent.

Is this wishful thinking or how could it be structured? 

Others is buying dirt from the farmer platting it doing all the horizontal work then building structures . full gambit ..
