The water heater was replaced a few months ago.I have access to very cheap money so my thought is to be proactive with those major expenses before I turn it into a rental.

If the roof is spongy and you go into the basement and the water heater and furnace are encrusted with an inch of rust, that's a different issue.

He also observed some active water penetration into the basementI am trying to figure out if it’s worth it to look into fixing it and trying to make the deal work, or if I should just keep looking for a different property.

I had to replace a $9,000 furnace, a water heater, and a couple of appliances, and I am about to spend another $10,000 on excavation for my storage facility.
