Open a separate checking account dedicated to marketing and budget 6 months of mail, so if you have $6k, you would do $1k per month with 1/4 of that dropping every week.

You should know how to estimate rough numbers based on the amount of work the property needs.We do a 15-business-day inspection period on every property, which turns out to be 3 weeks.

I even named them the #3 non-seasonal market in the US today in our BiggerStays weekly newsletter here based on numerous metrics.

If not, do that for six months and you will know exactly when you should jump from talking to others who did it.

Most of the investment properties that we are looking at have minimal lease terms from the HOA of one month to six months.We are not opposed to buying this type of property.Questions:1.

I'm thinking potentially tax, liability, etc. but would love to understand specific steps people would recommend for the hours, weeks, months, and beyond. 

Closed last week on another SF, and today we close on Duplex, then another next week.
