When I have a new customer I always ask to be there when the inspectors there. 90% of the time they try to scare the customer into signing something making them use a remediation company.

Have your standard Home/Hazard insurance on the property and your personnal "umbrella" policy for liability.The company itself will be required to maintain their own insurance and each patient/resident under their care will sign a contract with that company, not with you as the property owner.I have a 5 br home in Oahu, HI leased out for the next 3 years to a residential assisted living facility above FMV rent.Biggest thing is making sure that the company does THEIR DUE DILIGENCE in pulling the permits and making any changes to the home in order to comply with the state regulations.

@Andrew CarlsonI’m absolutely loving the comments, but here’s my take, if she has a system in place to keep her customers (based on what you said) or her friends (what it could actually be 🤷🏽♂️) organised and respectful when they’re over at her place, that’s clearly been working, then you need to keep collecting that steady rent and possibly even up the rent and get her to sign a new lease.

Requiring buyers to sign an agency agreement before showings is a good thing IMO and I was already doing this before anyway.

If they cannot guarantee and lock that rate in signed and in writing you have nothing but a promise which is worthless.NEVER pay upfront fees especially for a promise.Almost 100% of the time it is a scam.
