Any projects would need to undergo a thorough environmental review to study the potential consequences for fishing, shipping, marine life and views from the beach.

Do you have the financial capability to construct a home?  

We would have occupied the other and been perfectly capable of making the mortgage if it were to sit vacant. 

@Isiah FergusonAt least in NJ, I couldn't be somebody's real estate agent and do that unless you had the financial capability to close on both. 

Also we stayed at the Marina Sands in Singapore the one with the big ship like pool on top of it  probably one of the coolest hotels in the World she no like that..

Maybe you're more than capable of handling that many tenants right off the bat (probably not). 

I am not educated on syndications so i cant speak on that but from the gist of it , i would like to make a 15-25% return and receive the tax benefits , and from what i understand syndication doesn't offer that . as far as partnerships , My dad a long time ago opened a business with a professor and it went well for a while but then he got screwed and i promised my self i wouldn't join a partner ship .  

There are many details that play a part, but in an attempt to oversimplify - I don’t know how to get started before this ship sails.

In my market, flipping is not longer an opportunity; that ship sailed long ago.
