Was curious about the process and possibility of securing a rental via a hard money loan and refinancing out of it within a month.

If you get a deed on a rented property are you then on the hook for security deposit, etc?

Our goal is to secure the best possible loan-to-value (LTV) ratio, ideally around 80%.

Just download all your transactions monthly to excel and just code them there (rental income, security deposit, insurance, taxes, and etc).

Inspection and clean drain of debris, and re-secure drain fasteners if necessary.

So I'm wondering if I was to get a business loan based on the rental income of the properties and secured by the properties themselves.

Very difficult to force collection on a debt not secured by an asset.
