It's in our leases that tenant is responsible for maintaining yards, but whenever we go down there (approx once a year or so), we bring an edger, Round-up, etc., and plan to weed and mulch all units' front beds as they never take care of the them, even if they mow the grass.

I've run these numbers through my usual year-round monthly rental calculations and they just seem to out too positive, which makes me nervous.

We have one more deal to do that will effectively wipe out all our business debt and start us on a new round of low-interest bank financing.Yesterday, going through the forums, I stumbled on a jerk who obviously enjoys putting people down, telling them they "have no clue," insisting they have no business doing what they're doing.

No way the rehab is just 10K.Well my little silly bunz, I am hoping I can expose the brick and leave electrical in metal conduit, making this the very sought after "industrial  look".. much like .. so:I just not sure if the inspector will let me get away with this.

Keep in mind that you may not be able to use the PO Box format for all paperwork, but you can get away with using a post office box address if you use "Street Addressing"...or a UPS mailbox.

The duplex / house hacking thing could work but what happens if there is an issue with a tenant , eviction or a bunch of damage to unit or a big ticket item needs to be replaced just seems to risky .Working on the getting a higher paying job or income should be a priority right now I'd say .I know Dave Ramsey brings this up pretty often .
