I am not quite sure what category I fit into since I’m not a completely foreign investor, but I also don’t have a W2 or current residency in the US.Curious if any Lenders here have advice on how to seek financing.

Start by talking to a lender to determine how much you can afford (and that you can qualify for a loan). 

If so, do you have any paperwork that supports the vesting to be able to show a potential lender? 

Did he give you property managers, lenders and areas to invest?

I know of a lender that offers a 0% down, owner-occupant conventional loan that is a fantastic option for househacking.

You can shop 10 or 20 lenders in a weeks time, find out what products they offer, what rates, what overlays and qualifications they each have for you....

I had a “lender” tell me he’d give me a personal loan with a fixed 4% rate on a 30 year term at whatever amount I wanted because he would like to “build a relationship” with me. 

Yes. the original lender probably will not but a new lender may- there first question is gonna be what is your exit strategy so be prepared to answer that question.
