The crm company is likely just reselling the number and the sms service to you.  

Lender strictly make a uncertain amount until the deal re sells. 

And yes, I guess I want to put more work into the numbers because my only exit strategy would probably be to live in it (not terrible if I can sell my primary home and get my equity out for other investments) or re-sell (I'd make sure I don't over pay or put too much in) and then I'd probably pretty much break even.

The thing is I can easily borrow with a mortgage, my credit score is excellent, but I want the property to be owned by a LLC so it's easier to resell later on.

I mean there whole motivation is buy property from a seller who is many times in distress and buy the property for far less than true market value so they can resell it at market value and pocket the delta..

Pay for the house upfront with your own cash (credit cards, line of credit etc.) turn around and re-sell it within a few days to your buyer if that is an option at all.Hope this helps!
