However, in my experience the good wholesalers understand comps and construction costs, are transparent, have good referrals, and can actually get you in the property. 

If it costs you thousands to refinance it needs to be worth it. 

A local Housing Commission needs a very good reason, with lots of paperwork, to exceed a limit.

@Dhruv Patel I believe you are getting ahead of yourself....Where in the US are you all-in (land acquisition, soft costs, hard construction) on new construction multi-family for $100/ft.

Looking for something with low acquisition cost, and meets or exceeds the 1% rule.  

I wouldn't recommend it for a number of reasons. 

There are two reasons this is a bad idea.Investing with an SDIRA (assuming it is not a Roth) will often result in paying significantly more taxes. 

Account for all costs, including closing fees, holding costs, and repairs.
