How determined are you to bridge the gap between your actual abilities and success -- because there is most likely a bridge that exists between what you think is going to happen and reality.

C/D areas seem good for cash flow but in reality evictions, limits on housing authority vouchers, and a more unstable tenant pool means the returns are almost never as good as they look on paper, unless you're a very experienced investor working in your own market (saving money on management fees).

The reality is that if you target $10-20K profit, it is fully expected that the occasional deal will come in at $5K due to unforeseen issues.

However, I thought it was an excellent reality-check for me specifically because so many of the properties or syndications I look at recently are sooo far from that standard.

It seems like your getting upset that people are telling you the realities of being a general contractor vs doing the business side of things are more strenuous physically and mentally.

It anchors them to a certain position and they reference offers based on that number instead of the reality of the sale, to everyone's detriment most of the time.
