Hi,I'm  interested in investing in  a duplex to live in and also rent the other unit in the grand rapids, mi area. what is a good area to invest in for a budget of $250,000

I'm closing on my second SFH this month in west Michigan (Grand Rapids).

Would you suggest living/investing in Detroit or living/investing in Grand Rapids? 

Was the actual "market correction" the rapid increase over the past few years to get to where we are now and we are just reaching the point of where we will see property values rise at normal 50 year averages??

And, not trying to be a speculator, but there are a lot of attractions nearby that are ramping up tourist interest so there is also potential for rapid appreciation if that comes to pass.

But, those areas are largely turned now and I don't think there's any reason to expected that kind of rapid appreciation to continue.
