Is it legal for me to move to Utah and declare the UT property as my primary residence to have a 3% down payment?

Commercial requires the property to be livable (not subject to), usually a 95% to 100% occupancy ratio, DSCR (rents) at 1.25% or higher, PFS, Strong assets, 12-18 months reserves, Fico above 700, I have seen lower but rate will be higher and in most cases cause the DSCR ratio to be under 1.25%.If you own a primary you might be able to use an SBA type program but those are not great.

Hi , everyone  how many  5% conventional  loan or fha loan  can I have at a time  for multi units  property  on "primary residence " and  how  can i use this strategy  to scale  ,i.e buying  property  every year to aquire more. 

Just used my heloc from primary 100k to purchase c class 3/1.

my equity in my primary and my rentals is my strongest asset.YMMV.
