My buyers are usually cash buyers or those that use hard money.Second, it's not the buyer that hasn't returned my calls, it's the actual seller, the owner of the property, so I never actually got the deal under contract.Third I will attach what I use as an assignment contract.

-go during the week Tuesday-Thursday from 5-7-avoid weekends-bring all of your paperwork in case you get invited inside and have a deal-dress business casual-always be polite -in a 2 hour time frame you can knock on 100 doors-make sure you are taking down all of the addresses of vacant houses, or houses with "for rent" signs and follow up with these peopleI have attached a very detailed article I wrote on door knocking a while back.

If the property sells for less than what is owed, the lender can get a deficiency judgment which can be used to attach other assets / wages.If you work with your bank on a "short sale", which means selling your house for less than is owed prior to foreclosure, then usually part of the deal will be an agreement by them not to come after you for any deficiency.

I've heard they appraise and depreciate items not typically depreciated like stoves and refrigerators but items like light fixtures, water heaters, furnaces and all the wiring and plumbing attached to those items, sheds, the list goes on and on.
