Office furniture and fixtures are 7 year GDS assets.Absent an electing real property trade or business election under 163(j), and ignoring the land and amortizable intangibles, I'd expect to see 5yr, 15yr, and 27.5/39yr GDS assets only on a residential rental's depreciation schedule.Agree that it's difficult to navigate the tangible property regs and depreciation class lives without a CPA.

That and I imagine that any damage to their furniture could be taken out of the deposit at move out.I guess the biggest consideration for me with this property is do you expect the property to appreciate?

The unit had been ransacked - clothing, etc. strewn about, beds and furniture overturned, ... certain other details are too gross to post.

I live in a great location for outdoor recreation where every year vacationers come to enjoy the hiking, biking, skiing, snowmobiling and other opportunities the area has to offer. 

It usually doesn't work out well...we  have purchased properties before to use as non-vrbo rentals that have been furnished (even with new furnishings) and it never fails that the tenant will ask to have "some of the furniture stay" and other be moved out. 

Why pack everything up and haul the furniture off when it's just to be repeated in two months or less? 

Not the end of the world but again, I also have furniture that is expensive to move, but really I like where I live and don’t want to move yet.

They have student loans, credit card debt, 18 months same as cash for disposable furniture and at least one car payment.  

Denver saw a big increase in 10' trucks which indicates a swell of young college grads without much furniture prefering to move there. 

We changed the layout, added a bathroom, did all the usual stuff (skim coat, sanded hardwood floors, changed out doors, fixtures, new kitchen, new bath.
