No one wants to pay for anything. 

When it comes to hooking up my follow-up system I've seen a lot of other CRMs fall short with drips (lack of good time delays, no custom mailing function, doesn't pause with a response, can send auto messages after a deal closes, etc) 

For that reason (& other reasons like no one was meeting even online), I started Real Estate Rocks. 

For those interested, a combination of mortgages with no “due on sale” clause, mortgage companies loose due diligence, and title insurers willingness to “turn a blind eye” to practices that wouldn’t pass scrutiny now, resulted in tactics like the “second mortgage crank” which not only allowed investors to purchase properties with no money out of pocket but allowed investors to actually walk away from closing with “cash in their pocket”.

No big deal, but it would have been if I owned one of the defaulting notes.

No gas service but electric.

I had no idea they would decline me for MY OWN MONEY technically.

Florida has a number of great markets that work well for investment properties, and a  number that no longer work.There are a few Florida markets that are still in the top growing markets in the country.
