In the short term, millennials want small homes and apartments close to downtown, and are still largely renting.

I'd like to target other Millennials like myself, who have delayed buying their first place (huge, pent-up demand for both renting and buying).

It's a rental that's in an area that caters towards the millennial tech crowd in Seattle so I think online payments would be something renters in my area will appreciate.

Population is at a net loss over the past few years and millennials are not clamoring to get out here but it does draw lots of retirees and federal government employees (military, Border Patrol, other federal agencies).

The rental market in LA is largely driven by millennials who want to live in the hot areas, so buying adjacent to those areas has been a good strategy for many people I know.
