Read your state regs, - involve your area authorities (fire marshall, building inspectors and anyone at the state level of whichever arm of state govt manages Assisted Living/Nursing homes early and often in the design/build process - they have to be kept in the loop and part of the process to keep happy and so that your facility can be auth'd and up and running)Best of luck

what i do is always try to understand why they are selling what their needs are, sometimes they just need enough money for a medical procedure so I give them that much down and have them carry the note or wrap for 5 yr carry

Quick update: we made an offer on Fairfield property & the offer is basically dead (at the moment), seller is refusing to drop below $360k ($5k below current ask), so I'll circle back in a few weeks to see if they've decided to finally get with the program and sell (vs getting foreclosed).Came across another very compelling unit, but there are already 6 offers (of which at least 1 is full ask), so not likely to be able to get that one.Working on getting our home on the market (we're delaying till 3rd week in May when our daughter finds out if she will be doing clinical rotations in Philly area hospitals - she's finishing up 2nd year medical school).

The agent proceeded to provide only three pictures of the facility (exterior main entrance, kitchen of one unit, and the backyard) and relayed that I can only perform a walk-through upon the submission of a Letter of Intent.Is it common to supply a LOI prior to seeing the units in an MFH?
