If the tenant has been there 10 years, seems like there will be a lot of things that will need replacing cosmetically (floor, paint) and other things that may need to be updated (appliances, kitchen, bathrooms). 

There in the kitchen, garbage, bathroom, in the bed rooms a little bit, and even in the refrigerator. 

If a buyer wants a new kitchen and you find mold when you tear a cabinet out, what happens?

This is just roof.Someone can spend $6500 on a new kitchen others spent $115K completing it.
