This market will either continue as it has been and cash flow will be easy in 3years.  

In Colorado they made this really easy.

Cash flow for sure, but we have to stop making OOS investing sound so easy. 

It is amazing to hear that you are breaking the chains and doing something totally different than anyone around you - THAT IS NOT EASY - Kudos to you sir!

This took me about 6 weeks since there was no easy way (trust me, I tried) to find the lots.- I was able to get access to private investigator software to find the true owners of these properties since conventional skiptracing produced poor results.

Ninety percent of agents fail or quit in the first couple of years because they think the job is easy or they can do it as a side hustle, but why would any client want to work with a part-timer?

But if those are the only issues then it is easy to fix and I wouldn't finance it. 

Customer service is super easy to get in contact with.

It's a good area to own and rent in because there is a lot of tourism, but a condo with HOA in a place like Scottsdale is not going to be super easy to do STR or MTR with the regs.
