If it doesn't work out with them,  call a few more banks and ask. 

That still puts you in a precarious spot, but this can work out.

Prior to that I was forcing the square peg of property management through the round hole of Quickbooks - adequate but definitely not ideal.RM is pretty robust so if starting from scratch the learning curve could be pretty intense.

These people will tell me about deals and if the deals work out and close I always show my gratitude with a fist full of Benjamins. 

Step #4: work out what your desired profit is.

If it's a more intensive version of the the Phase 1 and just ends up saying the same thing in more detail and adds that testing is the next thing that needs to happen,  then why spend thousands for that?  

Interview multiple agencies, it's way too labor intensive to do effectively from afar.
