FED is reducing rates another .25% at the next meeting.

I would start with local meet ups / networking events to help you scope out what locals are finding success in.

Hopefully a) they meet/exceed my expectations over time and b) more auditable info/data comes into existence based on the experience of Flock shareholders, in contrast to the rather limited info/data that exists today. 

I've also thought about direct contact, such as door to door or cold calling, but door to door is very time consuming and doesn't have the promise of meeting the actual owner of the property, and I still haven't figured out how to get phone lists of potential leads.

If you're curious, I also host monthly networking events, meetups at current house hack and STR properties, etc. where you can soak in a ton of information and meet with experienced investors who have done the same strategies.

I am local to Gainesville, there is a monthly bigger pockets meet up with some awesome individuals that lead it.

That's the first step, just start with any small action and keep learning, and stay connected and again highly recommend the local real estate meetings.
