I pay for the doggy specific things - all of which I can take with me if I go - special indoor gates, flooring, fencing, splash pool.If my business fails - at least they brought their building up to spec and someone will want it.

Indoor and outdoor safety considerations.Talk with your insurance broker about proper coverage for you and for their business, especially liability.Consider the impact on the neighbors.... noise, traffic, parking.Consider the extra wear and tear and how you would be compensated.You say these tenants are just renting until they have enough in savings to purchase a house of their own.

Pretty standard stuff that's easy to budget for.The only major change I'm considering is moving the laundry room indoors.

They will smoke indoor or bring the smoke smell into the unit on their clothing and other things.  

I've seen a family with kids and indoor pets do 100k in damage to a house in just two years.  

Each floor has seperate entrance but it's all on one HVAC / water and indoor stairs connecting.  

I am flipping a home with an indoor pool.

At this point, I know that it has been rehabbed to the extent of indoor/ outdoor paint and refinished hardwood floors (not much, I know).

I'm always amazed on how ruggedly built some of these old buildings are ... and equally amused by the fact there were no real building standards, but most of the really blatantly bad bits tend to have come with past "updates" (like the introduction of indoor plumbing or electricity).That said, you make you money on these old buildings when you buy!
