If managed wisely (like everything else in life) it can be a great tool to boost growth.

Low growth for appreciation as well. 

I really like this market because you can still find tons of positive cash flow, the 1% rule, and you have amazing appreciation (look at population growth, job growth, and how many companies are moving here!).

It's not flashy, our growth is slow, but I sleep great at night. 

During this time, you can focus on your own personal growth, increasing income/savings rate, and adding to your down payment/investment fund. 

Hybrid approaches offer flexibility, incremental growth, and complex planning.Good luck!
