If you don't see these items, then this is the origin of your problem.

C class renovations are of less quality than a B  ( The  cheap Lowes Commodes vs a decent American Standard for example) and in many Indy areas the C class homes we always a C class area and the original home was built cheaply.

In fact, I just originated a loan with a loan officer at the 4th bank in which we've originated loans together & now originate $8M loans with bankers who originated $80K loans for me when I started.

If I stuck with the original mindset, it would have taken me at least 10-15 years of investing and still working W2 to achieve a meaningful return that I could live on.

I also found out later, that some women that were successful quickly, had perceived value- or were friends of the admin staff were allowed to remain in the original facebook group even after their year was up. 

So I amend my original response that the 150’ max expansion applies for a JADU or an ADU built into existing structure that does not meet the ADU setback requirements.  

@Megha MathurYou can find DSCR without a prepayment penalty but you would pay a higher origination fee and rate.

ANd they dont care about their credit and make sure their is no deficiency judgement there are bad actors out there that will intentionally not pay the mortgage and rip the rents until the bank forecloses a few years down the line all the while creamting the original sellers credit and frying their nerves and freying their marriage.
