Turnkey is a system - rehabbed property marketed and sold by a company who bakes the property management into your future.

I'd recommend going with your LLC/ entity as you'd need it changed to that should you want to refinance under your entity name in the future.

So in the future before you get on here and prove yourself to the arrogant know it all that you are displaying yourself to be maybe take a second to realize that you do not have all the information and are making assumptions about me and how I run my business.  

The consensus seems to be that the Fed will drop rates by 1% by year end, which could allow you to refi in the near future, but there are costs involved in doing so.

I've come to realize that opting for a Delaware LLC might be unnecessary at this stage; it seems more fitting for the future when my portfolio experiences significant growth.

It hurts to let the 3.5% rate go but since you're not going to be able to rent that place out in the future I'd take advantage of the equity you have in it and start the investment road you're wanting to go down with a single family.

. #2 we like the future potential for 1031. #3 would be selling the property and taking the tax hit.

I always tell people that when I got started in the industry, I expected future-me to always look back on the amazing deals I was able to close.
