Still a faux pas? 

Still had a good year last year.This year it's a perfect storm with low interest rates, 1031 delayed properties now have sold and they are buying replacement, my business grows naturally year over year without these other metrics, Biden trying to go after 1031 has investors worried and making moves now just in case.For me I am buying value add reposition properties.My clients tend to buy the jewelry box properties with credit tenants and long term leases.

I also started an Etsy business flipping vintage estate finds and Im loving that!  

It kills me to see our fellow Bay Areans going to Sac and/or OOS and buying less desirable assets in the hope of getting faux cash flow when more desirable assets, everyone would love to own and outperform in the short- and long-run, exist in our backyard.

Not saying that it IS a scam, I'm sure the program works, but the price seems way over-the-top compared to the book, and I especially don't like the faux values given to the bonuses.

White was the better look for the house so I did the heavy faux wood rather than the $3.88 Walmart cheapos.

They basically range from jewelry to industrial uses. 

No need for expensive vintage furniture or anything like that. 

I am talking about the local boutique jewelry or clothing shops that their owners work their asses off 7 days/ week.

This will afford me the ability to buy you more clothes and jewelry etc.
