Adam,you need to find a portfolio lender with different loan criteria like a local(non national) bank who invests only in the community or a direct lender like New American Financing and such.Big banks like Chase or Bank Of America won't touch you these days after the 4th property.

You get the benefit of having the work completed in a timely fashion, and not have to pay for work not done.Assign payment penalties to the phases... as they are smaller, the contractor can focus on that phase, complete it, get paid, then move to the next one.
