Just thought I would pass it on for anyone interested in American history. 

However, I found that many large apartment complexes, conversely, usually had a lease in some form or fashion that was rent due on the first, on the 2nd or, maybe 3rd, you're late, you got hit with one large late fee, say $75 or $100, then eviction filing would start on the 4th or 5th.

Oh, the thing is though, everything i have researched is all american/canadian...all the forums i have been on, websites, youtube videos etc.

Adam,you need to find a portfolio lender with different loan criteria like a local(non national) bank who invests only in the community or a direct lender like New American Financing and such.Big banks like Chase or Bank Of America won't touch you these days after the 4th property.

Keep up the hard work and live the "Real American/Human Dream", which is overcoming obstacles and putting hard work towards your personal goals/assets to create a lasting legacy for your family. 

You get the benefit of having the work completed in a timely fashion, and not have to pay for work not done.Assign payment penalties to the phases... as they are smaller, the contractor can focus on that phase, complete it, get paid, then move to the next one.

I never like to compare down but investing in anything is better than what most of Americans are doing on a yearly basis.

Hello all, I have just started reading a few of the posts and I can seem most of you are American, but I was hoping to hear from some fellow Canadians who know the regulations etc.

If you are aware of any, would you recommend it or do you prefer it the old-fashioned way: checks?
