I am in this too, I have been doing work for some investors oversea and this is the pain falls that I found (time difference is only 3 hours though):- Tenant screening, we found that sometimes without meeting the tenant, everything looked good until the meeting.

Conversely, if a deal falls short of this threshold, it's prudent to pass on it and wait for opportunities that better align with your investment criteria.

This would fall under more of the commercial loan side.

I can't/won't put 45-50% down of the project cost to do the project, only to give myself the privledge of paying 10.5% interest on the construction piece.Root for CPI to fall is all I can say. 

I also attended all and found meetups that fall under 1 & 2 to be best, but it all depends.
