The walls were kind of torn up and all the pipes were exposed in the basement due to water leak = ceiling fall down.Didnt think much of it, there was nothing in there (so i thought), until the next day i came back and ALL THE COPPER PIPES WERE RIPPED OUT.it was kind of a bad/turning better neighborhood, and i guess you can get some crack for selling all that copper...

If he has a signed lease, I don't see how you can rent it to someone else while still under lease to him without exposing yourself to problems from both tenants, old and new, so carefully follow your landlord/tenant laws as you might need a signed release or follow non-payment of rent procedures.  

The good news is that, even though you didn't feel like you learned anything before, you'll be more familiar with the concepts than someone never exposed to the thought process.

After more trust is built between you and a GC payment options maybe adjusted but never over expose yourself.
