Maybe a realtor could draw a 1 mile circle around your house, filter by size, number of stories, age, bed/bath/garages/pool, lot size, gates, Hoa?  

You are going to have tenants over the age of 35 at some point.Michigan State University produce Landlord-Tenant Document annually, its a great resource.

If I knew the level of wealth I would have attained in real estate investing, I would have started right around your age.

The reason the IRS lets you depreciate Real Estate is because it quite literally depreciates, it ages and falls apart and you have to fix it over the years.

Because of her age, illness, and the overly tenant friendly laws here in Oakland you are stuck with her until she wants to move or breaks one of the very few just cause laws.

It wasn't a lot of standing water and the spots were dry, but I would've accepted a simple "We don't know" in response from the agent/seller.I also wanted to know an estimate of the age of the roof and water heater.

All need a some repair, mostly minor age related wear and tear, but some need a lot and a full rehab on these would be more than the value of the trailer.Anyone done this before?
