I was thinking of purchasing a plex and live in one unit and have the other unit's rent cover a good amount of the mortgage.I've been getting some mixed signals on buying vs renting, and hopefully some experts can share their insights on it.Some of the arguments that I've received for renting first is:I don't really know the areas in Seattle, and buying a property will lock me down in a long and big investment.

I own a few properties in the Hudson Valley, NY (Poughkeepsie, Fishkill area for those familiar - B&C areas):7-unit apartment: $500,000 equity - free & clear5-unit mixed use: $400,000 equity - 7 years left on a small mortgage held by prior ownerSingle family (my personal home): $375,000 equity - free & clearSingle family: $80k equity - 22 years left on mortgage, worth about $300kOther than my personal home, all properties are breaking even as rentals - not losing money, not making money.

Take the cost of it from her security deposit.If it wasn't in the lease and you're footing the bill, then wipe down all the surfaces including the ceiling with vinegar or ammonia mixed with hot water.
