And if the house is balloon framed, you can do blown in insulation into relatively small holes near the top of each wall cavity, rather than demo'ing entire wall (plaster and lath demo is a lot of work and a lot of mess too).

@Stephen JoynerWhen we are undertaking a major retrofit, I always produce an electrical diagram (floor plan showing all fixtures, receptacles, switches, circuits) and review it with the electrician either before we start or during demo.

I eat, live, breath that space day in and out.If you want a primary lease term you have to pay more rent and give higher annual increases or you have to back off of the cherry locations when talking with a developer/owner.Why don't you just buy older buildings to do demo and own the land and building and then do a sale-leaseback situation to get your capital back??

Hard costs, soft costs, tap fees, actual construction, etc.I am working on a deal right now we are budgeting $175k per ft - from demo/site work to build to landscaping - all tap fees, engineers, architect, etc. this is for an 8 unit town home development reselling around $400k each.I see single family construction a little lower - closer to about $125 a ft all in.
