However, I don't know of to many 5 year deals in the hard money world, so you set the terms as there are no other competitors in that space. 

My location is not as convenient as my competitors (they are 2-3 miles closer to the freeway) but I have a quieter, prettier location (not a parking lot next to a busy road) and there is a state park campground even further away from the freeway than my park that gets plenty of traffic (they often drive right by my park to get there).  

They do all my HVAC work and are very affordable when compared to competitors.

We gave them ~7 months trial period (they do not allow competitor tools to be used when managed by their company).

But if you want a home like experience, you can easily get that through Airbnb, VRBO, and a number of lesser known competitors.

You need a realtor/broker who works with investors (but who isn't currently investing for their own book of business - you don't need to bring a competitor into your circle), a couple of solid lender resources, and a creative insurance broker.
