I have rented that spare room in 2019 for out oft owners, visitors for the weekend and made $7000 off!

My leases permit me (via my PM) to recover those charges from tenant deposits and to have a claim for any excess (good luck with any excess).We've only invoked those clauses sparingly but where there was clear justification, I've haven't hesitated to do so.

The MLS might just be a tough place to get them right now.I'd build your network of wholesalers, or start a small, targeted  campaign where you market directly to sellers if you really have a little bit of time, effort, and marketing cost to spare.

If you simply have an interest in it, and "house hack" a spare bedroom to a buddy, I would not list it.It also depends on the position you are applying for. 

But it takes time to figure out what systems work for each person.In my view it's more about having the flexibility to spare a few minutes to respond to things as they happen, vs. having a certain amount of minutes/hours per day to work on the properties.
